All cash to the seller, in-house private funds (we do not use banks or long-term debt).
GEOGRAPHY
We are based in Charlotte, North Carolina, and buy ground leased and NNN leased properties in the continental United States. The majority of our properties are in North and South Carolina; however, we own and are interested in properties in Alabama, Florida, Georgia, Kentucky, Mississippi, Missouri, Ohio, Oklahoma, Tennessee, Texas, Virginia, West Virginia, and Wisconsin.
SUBMISSION PROCEDURE
Call Dave Chandler to discuss, send financial information, describe seller’s motivation to sell, description and location of property including adjacent uses, proposed purchase price and terms, lease documentation and annual sales information, photographs, and net operating income with supporting historical expense information.
WHAT WE DO NOT PURCHASE
We do not acquire big box retail, multi-tenant offices, apartments, single-family residential, vacant land, and most newly constructed properties.

We pay market cap rates and will purchase your property quickly and efficiently. We are not brokers, we are a family office and only purchase for our own portfolio, with no committee approvals, timely response, and low-cost closings. We buy smaller deals in large and small markets.
